Description

13 MILLBROOK GARDENS, CASTLE CARY, BA7 7EF

A charming first-floor flat, with scope for improvements in a convenient location, situated close to Castle Cary High Street. No onward chain.

The accommodation includes a kitchen breakfast room, living/dining room, two double bedrooms and a wetroom. Outside, there is an attractive garden.

This would make a wonderful first-time purchase, investment opportunity or lock up and leave.

Accommodation
The property is located just a short walk from the high street and all of the local amenities. The complete convenience makes this an ideal flat for a less mobile buyer, and likewise, this would be an ideal investment or lock-up and leave. The property requires updating throughout.

A path leads to the front door and into the entrance hall, which provides plenty of space for storing coats and boots, and the stairs which lead up to the apartment. There is currently a stairlift in place too.

Straight ahead, at the top of the stairwell is the kitchen, which is light and airy. There are a range of fitted units which require modernisation but the room is a good size and offers immense scope. There is also a built in pantry cupboard, and space for a small dining table if desired. The sitting room adjoins the kitchen, where there is a electric fire with storage set into the alcove, and a large front facing window.

There are two double bedrooms, both serviced by the wet room which has been optimised for disability needs with handrails and a shower seat. There is a low-level w/c, and a basin, too.

Outside
To the front and rear, there are lovely lawned gardens, with flower beds and a good variety of shrubs set within. Within the gardens there is plenty of room for garden furniture and ample potential for a green fingered buyer to get stuck in.

About the area
Castle Cary is described by Sir Nikolaus Pevsner, the eminent architectural historian, as Somerset's prettiest town, set in beautiful unspoilt countryside. The town is characterised by period buildings constructed of the distinctive honey coloured stone for which the area is well known. It remains a delightful small market town with a number of traditional shops and boutiques within the Conservation Area in which a policy of strict planning control operates to prevent inappropriate development. These shops cater for most everyday needs whilst Shaftesbury, Glastonbury, Street, Wells, Frome, Wincanton, Sherborne and Yeovil are all close by and Salisbury, Taunton, Bath and Bristol are in easy driving distance.

“The Newt in Somerset” just outside Castle Cary is home to beautiful countryside walks set in the grounds of a Georgian country estate. Within the estate are a Hotel & Spa, Farm shop, restaurants and house & garden shop.

On the outskirts of Castle Cary is the railway station with its direct line to Paddington and the A303 Road link is a few miles south. There are excellent state schools in the area - Ansford Academy boasts excellent exam grades and independent schools include the Sherborne and Bruton schools, Millfield, Wells Cathedral, Hazelgrove and Port Regis.
