Description

The Property

A beautifully presented and restored grade II listed family home measuring 1561 square feet and sitting in stunning, well-established grounds of 0.32 Acres. Located in a secluded rural setting on a quiet country lane, this property benefits from an outside office, detached workshop, driveway parking and is located within a short drive of Woodbridge.

General Information

As the floorplan shows, this property measures 1561 square feet over two floors. In recent years the property has undergone a significant programme of restoration to create an elegant and wonderful family home.

Ground Floor

On the ground floor there is access to the main family room which features a large and impressive inglenook fireplace with wood-burning stove. This room is located just off the kitchen and allows conversation to flow between those cooking and those relaxing.

The formal sitting room is located just off the family room and is large enough for a good size sofa set and various furniture. This dual-aspect room benefits from a modern wood burning stove and a door that leads to the covered pergola and stunning rear garden.

The kitchen features a range of British Standard (by Plain English Kitchens) handmade base units with scaffold board work surfaces, a stainless steel sink with Perrin and Rowe taps and a Rayburn range cooker. From the kitchen there is a pantry which provides space for a fridge/freezer and there is useful shelving.

From the pantry is the rear hall which leads to a ground floor shower room and the dining room which provides space for a good size dining table and six chairs.

Upstairs

Upstairs there are four bedrooms with stunning vaulted ceilings and exposed timbers with all bedrooms served by a good size family bathroom.

Outside

Outside the total grounds measure 0.32 acres. The quintessentially English cottage gardens feature a range of borders with a variety of planting including lavender, roses and clematis. The rear south-west facing garden is mainly laid to lawn with a large pond with decked area that provides the perfect spot for shade from the sun. There is also a central terrace that is the ideal location for al fresco dining.

Across from the central terrace is the outside office. This very useful space is currently used as work-from-home office space but could be used as occasional guest accommodation subject to all necessary consents. From the office there is access to a utility room/kitchenette which benefits from plumbing for a washing machine and tumble dryer. Adjacent to the outside office is a detached workshop which is accessible from both the rear and side gardens. Of note is the planning permission that exists to combine both the office and workshop into one large usable space.

To the side there is a fenced orchard that features a variety of mature fruit trees and provides access to the shingled driveway with parking for three cars.

Local Area

Cambridge Cottage enjoys an idyllic ‘off the beaten track’ rural setting, tucked away on a narrow country lane between the villages of Dallinghoo and Bredfield. The popular river front town of Woodbridge, with its thriving Thoroughfare and historic market square, lies some 3½ miles to the south (less than a 10 minute drive) and offers a wide range of shopping and commercial facilities, as well as top performing schools catering for all age groups in both the state and private sectors. The River Deben offers a choice of water sport opportunities and there are numerous clubs and societies catering for a wide range of interests, including golf, tennis, rugby and football.

The A12, which bypasses Woodbridge, is easily accessible and links to the county town of Ipswich (11 miles) and beyond to London’s M25, as well as Cambridge and The Midlands (via the A14).
Rail services run regularly from both Melton and Woodbridge to London Liverpool Street Station (via Ipswich), in addition to the numerous direct services from Ipswich to London Liverpool Street Station which take about 70 minutes.
