Description

DESCRIPTION Whychurch House is a fascinating and prominent detached period home located on the rural outskirts of Malmesbury enjoying far reaching countryside views whilst conveniently situated within walking distance of the town centre. Individually built in 1929 by the Borough Surveyor, the house has unique character and architecture boasting good sized accommodation of c.1,788 sq.ft. spanning three floors. The property is available to the market for the first time in over 40 years and offers ample scope for the next owners to put their stamp on it.

The property is approached via steps up to a front porch which opens to the entrance hall with slate flooring, a galleried staircase and excellent built-in storage. On the ground floor there is an impressive living room with a wood burning stove and triple aspect from a charming large bay window which architecturally continues up the floors. The fitted kitchen has a range of built in appliances including a dishwasher, fridge/freezer and a double oven. The kitchen is open plan to the dining room which features a fireplace.

On the first floor there are three bedrooms, the largest of which features the bay window aspect with excellent rural views. The bathroom has a shower over bath whilst there is also a separate WC off the landing. The top floor has a further bedroom, a study/5th bedroom and ample eaves storage.

In recent times the property has undergone various improvements including a replacement roof, new wiring and plumbing and today offers scope for further updating and modernising. It is considered there is potential to extend the property at the rear subject to planning.

Set centrally within good sized gardens, Whychurch House occupies an elevated position surrounded by neighbouring fields. The well-established gardens are predominantly laid to lawn at the front with mature shrubs and features a weeping willow. At the rear, there is a gravelled seating area with a further raised lawn. The property has a carport set beneath the garden accessed from Whitchurch Hill.

SITUATION Malmesbury is an ancient hilltop town situated on the southern edge of The Cotswolds. Traditionally a market town serving the rural area of North West Wiltshire, the town is reputed to be the oldest borough in England created by Charter in 880 AD by Alfred the Great. Today, the High Street has numerous independent shops, pubs and restaurants including a new Waitrose store and a regular weekly Farmer‘s market whilst the town has excellent choice of both primary and secondary schools and good recreational and leisure facilities. The M4 motorway (J17) to the south provides fast road access to the major employment centres of Bristol and Swindon together with London and the West Country. Main line rail services are available from Chippenham and Kemble (Paddington in about 75 minutes).

There are many local footpaths and bridleways and the area is well served for cultural and sporting interests. There are theatres in Bath, Bristol and Swindon, together with golf courses in Chippenham, Brinkworth, Castle Combe and Minchinhampton. Horse racing can be enjoyed at Bath, Newbury and Cheltenham, while numerous water sports are available at the Cotswold Water Park in South Cerney.
