COLCHESTER – the cultural capital of Essex, with a range of Georgian, Edwardian and modern houses.
BACKGROUND
As Britain's First City, Colchester has a huge number of important, unique Roman sites and ruins. The Normans, Tudors and Victorians all contributed to Colchester's story, as well as the English Civil War which left significant marks on the town.
Today, Colchester is the 'cultural capital of Essex' and a thriving shopping destination with plentiful reminders of its heritage.
Situated on the River Colne, Colchester is 50 miles north east of London and is connected to the capital by the A12 road. Its proximity to unspoilt Essex countryside enhances its appeal. It is popular with commuters, sitting less than 30 miles from Stansted Airport and 20 miles from the ferry port of Harwich with its connections to the Continent.
TRANSPORT
Colchester has a comprehensive bus system serving most of the nearby villages on a regular basis. Colchester station is located on the Great Eastern Main Line and the town is also served by Hythe station located on the Sunshine Coast Line. Regular trains run each hour to London Liverpool Street, Clacton-on-sea and Norwich.
AMENITIES
Colchester boasts a variety of museums, theatres, art galleries; lanes of independent shops, restaurants and tea rooms; plus leading department and other big name stores.
The town is currently undergoing a £3bn transformation, making it a location with ambitious growth plans. From creating new sport and leisure experiences to new housing and an improved town centre.

Colchester Royal Grammar School and Colchester County High School are the two selective schools in the area, with the rest being comprehensives. Comprehensive secondary schools include Colchester Academy, St Helena Media Arts College, St Benedict's Catholic College, and the Paxman Academy. Wivenhoe Park, to the east of Colchester is home to the University of Essex. Other institutions include Colchester Sixth Form College and Colchester Institute. Private schools here include St. Mary's School, and Colchester High School.

Lexden
Lexden is situated one mile west of the main town of Colchester and is a popular housing area due to its proximity to the grammar schools. It is also home to nature reserves and watermills.
There is a mix of Georgian, Victorian and more modern family accommodation in this area, with semi-detached 3 bedroom houses selling for £250,000. 4 bedroom detached houses are approximately £400,000.
Stanway
Stanway, also on the west of town is another popular area, with demand driven by the those who want to be near to the reputable Stanway comprehensive school and its three feeder primary schools. This area is also home to the Tollgate shopping centre and Colchester Zoo.
Stanway has a large selection of newer semi-detached, detached and terraced houses, many of which participate in help to buy schemes. Terraced homes can be found for approximately £250,000 whereas larger detached properties start at around £330,000.
Blackheath
Blackheath is one of the most prestigious areas located to the south of Colchester, and this is where you will find manor houses with sprawling grounds and an asking price of £1.5million. There are many more affordable options in this micro-market with the average price for a 2 bedroom flat being £150,000.
