Ashford, Kent – a recently transformed town with modern and traditional developments that appeal largely to commuter families.
BACKGROUND
Ashford is situated in central Kent, approximately 15 miles to the northwest of Folkestone and close to Maidstone. Ashford is on the southern edge of the North Downs and is a popular commuter town for London workers. This market town is best known for being surrounded by magnificent Kentish countryside and is home to the International Railway Station which links it to European cities including Paris. Targeted by the government as a major town for growth in the early 2000s, the centre of Ashford has undergone significant regeneration in recent years.
TRANSPORT
Trains run directly from Ashford International Station to London St Pancras in just under 40 minutes. The M20 and A20 road links provide alternative easy access to the capital.
Ashford International Station also hosts Eurostar, with direct connections to Brussels, Lille and Paris.
Bus services operate around Ashford, and the popular out of town Designer Outlet can be reached by buses from Canterbury, Maidstone and Folkestone.
To reach the coast, the A28 links to Margate and the M20 connects with Folkestone.
AMENITIES
There is no shortage of shopping opportunities in Ashford, with the Designer Outlet and the County Square shopping centre. A more traditional farmers market is also held at the beginning of each month.
The town also benefits from numerous open spaces such as Conningbrook Lakes and Victoria Park or the nearby North Downs.
As a popular base for commuter families, Ashford offers a selection of schools. There are twelve primary schools, five of which are rated outstanding and two state senior schools. There is also one grammar school for boys, the Norton Knatchbull School and an equivalent offering for girls with the Highworth Grammar School.
If you are planning to rent in Ashford then there are several well-established estate agents who deal with lettings situated around the shopping centres. Any of these agents offer landlord support services.
Ashford town centre
The average rental price for a 1 bedroom apartment in Ashford is £700 and 2 bedroom flat is approximately £800.
If you are looking for a bigger property, a 4 bedroom semi-detached house will be around £1,200. There are very few larger houses available in the town centre.
Tenterden
Tenterden is a borough on the outskirts of Ashford with all the amenities you will expect from a small town, as well as a conservation area which is popular for hiking and cycling. The town centre is busy and bustling and there are numerous supermarkets and pubs all around the area.
The average price for a 2 bedroom flat is £800 per month here. There are very few houses that become available in Tenterden but if they do, a 4 bedroom detached cottage will be around £2,000 per month.
Finberry
Finberry is a new village development next to the East Stour river, with a collection of 1 and 2 bedroom apartments plus larger 2 and 3 bedroom cottages and 4 bedroom family homes. Properties are completed in this development and the area will also have a primary school, community centre and sports facilities. Finberry is built amongst parks, meadows and riverside so there is ample green space.
As this is such a new development, rental properties are limited but a townhouse with 3 bedrooms can be rented for around £1,300 per month.
