Beckenham – upcoming suburb with village amenities, popular with young couples and families.

BACKGROUND

Beckenham is a suburb in the south east of London. It is quieter than its neighbouring Bromley, and more affordable than nearby Dulwich. The high street here is bustling with a range of independent restaurants, cafes, bars and shops as well as a handful of recognised high-street chains. Most popular for being the home of David Bowie, thanks to its amenities, the town centre is becoming a popular weekend and evening venue for locals.

In terms of accommodation, you will find a mix of modern flats, Victorian houses and detached or semis from the 1930s.





TRANSPORT

Beckenham is very well connected to central London. There are three stations; Beckenham Junction, Beckenham Hill and New Beckenham, and SouthWest trains links it to London Bridge station in less than 20 minutes.

There is also a tram which you can take to Croydon and multiple bus routes running through all areas of Beckenham. If you intend to drive into the centre of London, you can expect it take you well over an hour.



AMENITIES

Beckenham Place Park is a vast green space with a lake for swimming, an education centre and a mansion that houses arts and crafts, yoga and other wellbeing activities. Kelsey Park is a smaller grassy area with a pretty pond.

Within the centre, there is a cinema and no shortage of food and beverage outlets. In the summer you will also find an arts festival and occasional outdoor market.

There are four primary schools around Beckenham, all rated as ‘good’ with Ofsted. These include Clare House and St Mary’s Catholic primary. For secondary schools, there is the Harris Academy Bromley and the Harris Academy Beckenham. If you prefer an independent option, then Bishop Challoner and Kings Independent are in close proximity.



If you are moving to Beckenham then you will find several estate agents that deal with lettings on the high street. Most rentals are flats, with those close to a station the most popular and there are plenty of property management services available in the town for landlords.



Ravensbourne

The area around Ravensbourne station consists mainly of 1930s terraced and semi-detached properties. They are extremely popular with anyone working near King’s College Hospital, due to the direct train link to Denmark Hill.

A 1 bedroom flat in Ravensbourne starts from around £1,200 per month, with 3 bedroom options costing £1,600 per month. You may find the occasional 4 bedroom terrace or town house for around £1,800 per month, but most rental properties here have been converted into apartments.



Park Langley

Park Langley is just south of the town centre of Beckenham, originally built as a garden city in the early 1900s. There are now two gated estates here which are popular with larger families. If you are planning to rent a 6 bedroom home here, it will cost you around £6,000 per month, and the properties come with large gardens and occasionally a swimming pool.

On the outskirts of Park Langley, close to the schools, a 2 bedroom apartment will cost £2,000 per month.

The Gardens

The Gardens is one of the newest housing developments, with 2 bedroom flats and a 3 bedroom penthouse. The buildings here are a contrast to much of Beckenham as they are extremely modern and glass fronted. Rental options here are limited as the developments are small but a standard apartment is approximately £1,700 per month.
