Westcliff-on-Sea – A rich mix of Converted Flats for Investment & Pretty Victorian Terraces
BACKGROUND
Westcliff-on-Sea is a suburb of Southend-on-Sea. It’s in South East Essex on the north bank of the Thames Estuary. Westcliff is surrounded by Southend to the East and Leigh-on-Sea to the West. The less urban areas of Hockley and Rochford are to the North. The town is best known for Westcliff Beach, it’s two theatres (Cliffs Pavilion and Palace Theatre), a handful of yacht clubs and Westcliff Casino.
TRANSPORT
Trains run directly to London in about 40 minutes from Chalkwell Station and Westcliff Station, and in the other direction to Southend. The A13 (London Road) runs through the centre of Westcliff, the A127 (Eastern Avenue) runs across the north of the town, and both provide direct access to London. Westcliff also borders Southend Airport.
AMENITIES
Westcliff is quite densely populated. It is especially popular with families owing to the sandy beaches, the presence of Chalkwell Park and most importantly exceptional schools. The two grammar schools - Westcliff High School and Southend High School - are complimented by Chalkwell Hall primary school. It also hosts Roots Hall Stadium, home of football club Southend United.
When moving home it should be possible to find all the necessary support locally. Westcliff based mortgage brokers include Affinity Mortgages and Just Mortgages. Move It is a popular local removals firm. Although it may be easier to find conveyancers and surveyors on PropertyHeads or in nearby Leigh-on-Sea and Southend.
CHALKWELL
Chalkwell Hall Estate is perhaps the most desirable area within Westcliff. Here detached homes regularly sell for in excess of £1 million, and you will be pushed to find anything within a £500,000 budget. The seafront is also in high demand. Recent luxury developments of flats and penthouses with sea views include The Shore and Chapman Sands, which are popular with retired down-sizers as well as young professionals.
HAMLET COURT & MILTON
Hamlet Court Road is the main shopping area in Westcliff. Dubbed the “Bond Street of Essex” in the past, the road has lost some of its appeal in recent years despite a multi-million pound investment by Southend Council. The large houses surrounding Hamlet Court Road have mostly been split into flats by property investors. A short walk East is the Milton Conservation Area. The pretty Victorian terraced houses in this area and proximity to Westcliff station have attracted interest from London commuters and driven up property prices.
WESTBOROUGH
The cheapest homes in Westcliff can be found to the north (away from the coast and fast trains to London) and close to Southend Airport and the industrial estates. Here ex-council houses are still available for just over £200,000. Moving south just a little brings you to the Westborough area where the typical small terrace house without parking can still achieve £300,000.
