The Property - Originally built in the early/mid 19th Century as a gatehouse to Julians Park, a country house dating from the 17th and 18th Centuries, the Regency/early Victorian Lodge has been exceptionally well updated and extended to form an absolutely charming home. The spacious and versatile accommodation is all on one level and the Lodge enjoys outstanding views over the adjoining countryside. One of the most appealing original features of the property are the Gothic arched windows and these have been replicated in the additions so that the character of the house remains intact.

The Lodge benefits from double-glazing and oil fired central heating. There is an open fireplace in the sitting room and a wood-burning stove in the kitchen/dining room.

The Outside - The Lodge stands in a plot of about a quarter of an acre, measuring some 141‘ by 81‘ (43m x 24.7m) overall and screened from the road by a mature hedge. The gardens surround the house with the majority being to the south, east and west side. A pair of five-bar gates opens to the gravel driveway and generous parking area, which leads to the detached double garage.

The gardens are laid to lawns with paved patios, herbaceous borders, ornamental shrubs, pergola with wisteria, apple trees and mature specimen trees including oak and ash. One of the glories of the house and garden are the views to the south over open meadowland with woodland beyond.

In addition to the garage, there is a substantial timber workshop with a log store attached, a timber garden shed, plastic oil storage tank and a detached bothy. The latter lends itself to a wide variety of uses, including home office, gym, games room, play room or hobbies room.

The Location - The Lodge enjoys a delightful rural location at the southern end of the hamlet of Mill End, just to the north east of the picturesque small village of Rushden, of which it forms a part. Set in the attractive north Hertfordshire countryside, the village is just 3.6 miles to the south of the A505, which runs east to west, linking the A1(M), A10 and M11. The A507 runs only 0.8 of a mile to the south. The nearest mainline railway station is Ashwell & Morden (5 miles) with alternatives at Baldock (5.2 miles), Letchworth Garden City (7.4 miles), Stevenage (8.4 miles), Royston (9.2 miles) and Hitchin (9.8 miles). All provide regular services to London Kings Cross.

The parish church and village pub are conveniently nearby and the closest primary school is to be found in the neighbouring village of Sandon. All the towns mentioned above provide a wide range of amenities including shops, schools and leisure facilities. In addition, Buntingford is just 5 miles away and Cambridge is 21 miles to the north east.
