Aylesbury - A mix of country mansions and quality semi-detached homes.
BACKGROUND
Aylesbury is an attractive and lively market town that nestles at the foot of the Chiltern Hills. However, it has grown in popularity because of its commuting distance to London. New housing estates have been built in recent years in and around Aylesbury's centre. One reason for this is the relative affordability of housing, particularly for a location in the commuter belt. There is a popular market held three days a week in the centre and a good range of schools, including grammar schools (Aylesbury has three of them!).
TRANSPORT
The opening in 2008 of the Aylesbury Rail Parkway station made commuting into Marylebone for London much easier. One benefit of living in Aylesbury is that the line starts there so commuters can more easily find seats. The road network is also particularly good, and Aylesbury is close to the M40 as well as the A418 and A41. This means there is good access to London, Oxford and Milton Keynes.
AMENITIES
Aylesbury's Waterside Theatre offers productions around the year, including West End shows, and there's also the Queen's Park Arts Centre and Limelight Theatre for other professional show venues. Leisure time can be spent in cinemas and ten-pin bowling along with enjoying waterslides at Aqua Vale. There's also a museum to Roald Dahl who lived nearby with the canal towpath offering a popular walking venue for local people. There is a wide range of cafés and restaurants to enjoy as well.

Berryfields
Berryfields is one of the newer developments in Aylesbury and is located close to the Aylesbury Vale Parkway train station. That alone means it's a popular destination for London commuters but it's also close to the A41 for those who might be heading to Oxford or Milton Keynes for work. Berryfields is a Major Development Area (nearby Weedon Hill is another one). The aim is to provide 5,000 new homes for people by 2021 - so there is a wide range of new, and fairly new, properties available. Buyers head to Berryfields Gated Road, Quainton and Pondecroft. A 4 bedroom terrace house here will cost upwards of £1,200 to rent, while a 2 bedroom flat will cost £900, on average. A 2 bedroom maisonette is around £800 and a 3 bedroom semi will cost £1,250.
Elm Farm
Elm Farm is another modern housing estate in Aylesbury - one of the last to be built in the parish boundary. It's close to the famous Stoke Mandeville Hospital with a lot to offer buyers. Elm Farm Road and Lynwood Road are prospective areas to buy here. There is a wider type of property to rent here with a 2 bedroom flat costing £800, a 1 bedroom flat is £700 and a 3 bedroom terrace is £1,000. A 4 bedroom substantial property will cost £2,500 pcm.
Watermead
Watermead is a village close to Aylesbury and offers a lovely location for families. The village has won various awards for house designs and the local lake rises and falls to take into account the village water table (one of the highest in the country, apparently). The Garden Court offers a range of pricey homes, while The Pavilion have more reasonable prices. Watermead's popularity with tenants is underlined with 1 bedroom flat going for £700 pcm and a 2 bedroom terrace house for £1,100. A 4 bedroom townhouse will cost £1,500, a 3 bedroom semi is slightly less at £1,250 and studios can be found for £500.
