BACKGROUND
Brentwood is a quintessential Essex town within the London commuter belt, 20 miles to the east of Charing Cross and close to the M25. While the town is becoming increasingly suburban it retains a very rural feel with its abundance of green space. This affluent town is known for its connection with the television series “The Only Way is Essex” which was largely filmed there. The town is frequently voted as one of the top most desirable places to live in the UK and it offers a high quality of life in one of the most scenic parts of Essex.
TRANSPORT
Brentwood is a well-connected town with strong train and road links. The journey to Liverpool Street station takes approximately 35 minutes and there are new rail links planned that will give commuters direct access to central London, with an estimated journey time of around 50 minutes to Bond Street.
Travelling by road the A12 bypasses the town to the north and the M25 motorway is located just over a mile to the southwest of the town making both Gatwick and Heathrow airports approximately an hour away. Also Stansted and Southend airports are both easily accessible.

Brentwood enjoys a high rate of employment with a strong local economy and an easy commute to London and it attracts first time buyers and families who are priced out of the London housing market and affluent retirees. The town boasts an array of shops, boutiques, cafes, restaurants, pubs and nightclubs and it has a number of leisure attractions for children and adults varying from places of historical interest to Country Parks such as South Weald and Thorndon. Additionally the Brentwood theatre offers a range of live performances along with the Brentwood Centre that acts as a concert hall in addition to providing a gym, swimming pool and squash court. Other sporting amenities exist throughout the town and there are three golf courses within the vicinity.
Brentwood’s range of educational facilities accommodates primary and secondary pupils of all needs and age groups. Many of the primary schools are rated “good” by Ofsted with St Joseph the Worker and St Helen’s rated as outstanding. Within secondary education Ursuline Convent High School and St Martins School have been awarded “Good” ratings by Ofsted and St Martin’s independent day and boarding school for children between 3 and 18 is described by the Independent Schools Inspectorate as achieving excellence in pupils’ academic and other achievements.

Hutton Mount is an exclusive private estate three miles from Brentwood’s town centre. It is a most desirable neighbourhood where properties regularly achieve over £2m when sold.
Warley
Warley is a suburb within Brentwood situated to the south of the town centre and it offers properties ranging from period homes to modern dwellings within developments such as Clements Park. The diverse mix of properties available means there is a wide price range from around £250,000 for a 1 bedroom apartment to over £1m for the larger detached properties.
Pilgrims Hatch
Pilgrims Hatch is situated to the north of Brentwood close to The Brentwood Centre. Within the suburb there is some variation of property styles on offer with average prices for a 1 bedroom apartment starting somewhere around £200,000 and large detached homes fetching in excess of £600,000.
